What We Cover

Coverage for Cleaning Businesses

General Liability

Covers injuries and property damage you cause to others, like a client slipping on a wet floor or a cleaning chemical damaging a carpet. Most commercial cleaning contracts require it.

Umbrella / Excess Liability

Adds liability limits above your general liability and auto policies. Larger commercial cleaning contracts often require higher limits than a single policy provides.

Workers' Compensation

Cleaning is physical work, and slips, strains, and chemical exposure are common injuries. In Tennessee, most non-construction businesses must carry workers' comp once they have five or more employees.

Commercial & Hired Auto

Covers vans used to get crews and supplies to job sites. Hired and non-owned auto coverage protects the business when employees drive their own cars for work.

Tools & Equipment

Floor machines, carpet extractors, pressure washers, and vacuums are expensive. Equipment coverage protects them against theft or damage on the job or in your vehicle.

Damage to Client Property

Many general liability policies limit coverage for property in your care, custody, or control — the very things you're cleaning. We'll check for that gap and add coverage where it's available.

Who We Insure

Cleaning Businesses of Every Size

We insure owner-operated house cleaners, residential cleaning services with a few employees, and commercial janitorial companies that clean offices, medical buildings, schools, and retail spaces. We also insure carpet and upholstery cleaners, floor care specialists, window cleaners, move-out and post-construction cleaners, and pressure washing businesses.

Carriers price cleaning businesses based on the kind of cleaning you do, payroll, revenue, where you work (homes, offices, medical, or industrial), and whether you use subcontractors. Post-construction cleanup and high-rise window work are rated differently from routine office cleaning.

Contracts & Certificates

Meeting Your Clients' Insurance Requirements

Commercial cleaning contracts usually spell out exactly what insurance you need: liability limits, workers' comp, auto, and often that the client be named as an additional insured. Property managers and offices will ask for a certificate of insurance before you start.

Send us the contract's insurance requirements before you sign. We'll match your limits and additional insured wording to what the contract asks for, and issue certificates for your clients.

Workers' Comp in Tennessee

When Cleaning Companies Need Workers' Comp

Tennessee requires most non-construction businesses, including cleaning companies, to carry workers' compensation once they have five or more employees. Below five, it isn't required by state law, but many commercial clients require it in their contracts, and one serious injury can be very expensive without it.

If you use 1099 cleaners, be careful: workers you treat as independent contractors may still be considered employees for workers' comp purposes. Read more about workers' compensation in Tennessee.

FAQ

Common Questions

Do house cleaners need insurance?

It isn't required by Tennessee law for a solo cleaner, but it's strongly recommended. One broken heirloom, damaged floor, or client injury can cost more than years of premiums, and many clients now ask for proof of insurance before they hire you.

What insurance do commercial cleaning contracts require?

It varies, but most ask for general liability (often $1 million per occurrence), workers' compensation, and auto liability, and many require the client to be named as an additional insured. Send us the contract and we'll match your coverage to it.

Does general liability cover something I break while cleaning?

Sometimes. Many general liability policies limit coverage for property in your care, custody, or control, which can include the items you're cleaning. Some carriers offer an endorsement to cover it. We'll check how your policy handles it.

Do I need workers' comp with two or three employees in Tennessee?

Not under Tennessee law. Most non-construction businesses must carry it at five or more employees. But many commercial contracts require it, and it protects you from paying an injured employee's medical bills and lost wages yourself.

Do I need commercial auto for my cleaning business?

If the business owns a van or truck, yes. If employees drive their own cars between jobs, hired and non-owned auto coverage protects the business if they cause an accident while working.
